Piedmont Courts Revitalization
Charlotte, North Carolina

Development:
364 Rental Apartments
425 Affordable and Market Homeownership Units

The Housing Authority of the City of Charlotte (HACC) partnered with TCGD as master developer to develop a total of 789 new units under the HOPE VI program.  Of the 789 units, 202 are housing authority assisted, 395 are market rate, and the remainder 222 units are assisted under the Section 8 Housing Choice voucher program and Low Income Housing Tax Credits.   The units will be developed on-site at the Seigle Point community, formerly Piedmont Courts, and on several off-site parcels.

The on-site phase is in a prime location, within 1 mile of the vibrant Uptown area of Charlotte and the revitalized Garden District.  TCGD has partnered with Grubb Properties to replace 202 barracks-style housing units on-site with 204 apartment homes with an urban design that is targeted to households with a mix of incomes up to 60% of the area median income; 50 town homes for sale, including 20 affordable homes targeted to families earning 80% of Area Median Income and below; 140 market rate condominiums; and a 10,000 square foot community center.

Additional land is set aside for a future office building. One of the most attractive features of the Seigle Point community is the improvement being made by local government to the Little Sugar Creek Greenway that runs along the site boundary through the banks of the creek in the neighborhood.  Upon completion, the greenway will connect 18 miles of greenway trails running all the way to the South Carolina border.

Included in the revitalization of the community are off-site parcels on one of which, McAden Park, TCGD and CHA have developed 60 rental units. On another site, TCGD, The Crosland Company and CHA are developing 100 rental units targeted to the elderly and 225 condominiums.
